Upholstery in the Inner West is rarely just a sofa. Bedrooms in this part of Sydney work against a mattress. The back bedroom of a terrace usually has one window onto a light well, single-skin brick that carries damp from the wall side, and no way to move air through the room. Cottages in Erskineville and Petersham add rising damp underneath. In share houses the mattress is often on the floor or on slats with nothing under it, which removes the one thing that would let it breathe. The result is a mattress carrying moisture, body soil and a heavy dust-mite allergen load, in a room that never quite dries out.
What cleaning does about that is worth stating plainly. A vacuum with an upholstery head lifts the surface allergen load and the debris worked into the quilting, and hot water extraction with the right pre-treatment removes body soil, perspiration salts and most staining, smell included. It does not sterilise the mattress and it is not a mite eradication treatment. It removes what mites feed on and what you are breathing; the rest is bedding hygiene and airflow.
Drying is the constraint. Allow most of a day before bedding goes back on, longer in a damp back room, and we leave an air mover running. Where mould growth is visible through the ticking, cleaning is the wrong answer and we say so at the door: the growth is inside the foam, not on it. The same goes for a saturated pillowtop in a room with no airflow — drying it properly is not achievable, so we do not start.
Dining chairs are the item we handle most here and the easiest to get wrong. Fabric seat pads sit on a timber frame, and moisture that wicks past the fabric into an old finish lifts and rings the timber. So chairs are masked at the join, cleaned drier than a sofa, and stood on barrier rather than back on the boards. Buttoned and piped seats are worked through the seam by hand first, because that is where the soil sits. At $15 each they are cheap individually, but one chair does not justify a visit, so they are booked alongside a couch or the mattresses.
Period furniture needs a decision made before any water appears. Genuine older pieces with horsehair, coir or straw stuffing should not be wet-cleaned at all — the fill compacts, holds water and will not dry inside a closed frame — so we decline those and point you to a restorer. Ottomans, bedheads and window seats built into a bay in an Annandale or Leichhardt terrace are cleaned in place with the timber protected.
Fabric protection is quoted separately and never applied by default. It earns its cost on dining chairs in a household with young children. On a chair whose foam has already collapsed or whose cover is worn through at the front edge, it does not, and we will say so.
King Street, Enmore Road, Marrickville Road, Norton Street, Illawarra Road and Darling Street are dense with cafes, small bars and independent retail, and narrow floor plates mean most of them run banquette or bench seating. Banquettes take a particular kind of soil: food and oil along the seat, hand and hair contact along the top edge, and drink spill down into the back join where the seat meets the upright. That is three surfaces, not one, and the back join is done by hand before extraction.
Scheduling for venues here is set by the street rather than by us. Loading zones are timed, there is no yard to stage equipment in, and a strip like Enmore Road has no quiet hour in the middle of the day. Venue work therefore happens before open or after close: the gear comes in, the van moves, and we work a section at a time so the room stays usable for setup. Seating has to be dry before service, so a night job on a room with no airflow gets air movers planned in.
Allied-health suites above the shopfronts are a different problem. Physiotherapy, podiatry and massage rooms mostly have vinyl or PU-covered beds and stools, and those are cleaned and conditioned by hand rather than extracted — water driven into a seam soaks padding that cannot be dried out, which is how a two-year-old bed starts smelling. Fabric waiting-room chairs are extracted normally, and we do a whole suite in one visit around clinic hours.
Some jobs are not worth your money and we would rather lose them than take them. PU and bonded-leather coverings that have started to flake — common on the cheaper dining chairs and bar stools of the last decade — get worse with cleaning, because the coating is already separating from its backing and agitation accelerates it. Fabric faded on the sun-facing side of a north or west window is degraded in the fibre rather than just discoloured, and it splits under extraction. A mattress with a deep body impression is worn out; a clean will not change how it sleeps.
The other limit is odour with a source we cannot reach: smoke absorbed into a whole room of soft furnishings, damp coming from the wall behind a bedhead rather than from the bedhead, or urine that has gone through a seat pad into the frame. In all three the smell returns once the fabric dries, because we treated the symptom. We check for that at inspection and tell you before quoting.

It helps with part of the problem and we will not claim more than that. Period housing in the Inner West has floorboard gaps, lath-and-plaster, damp brick and poor cross-ventilation, all of which favour dust mites, and cleaning mattresses and soft furnishings removes a large share of the allergen load and the material mites live on. It is not a treatment for the building. If the underlying issue is damp in the walls or no airflow through the back of the house, that needs fixing too, or the load rebuilds.
