Fogging disinfection distributes a disinfectant as a fine aerosol so it settles across a whole room, including surfaces a cloth cannot reach. It works only on surfaces that have already been cleaned, because organic soil deactivates disinfectants. Fogging has a reputation problem, and it earned it. During the years when every business wanted visible reassurance, plenty of operators sold fogging as a stand-alone service on surfaces that had not been cleaned, in rooms where nobody had checked the dwell time, using products chosen for how impressive the machine looked. The result was a lot of money spent on treatments that could not have worked, because a disinfectant sitting on top of dust, grease or organic residue is consumed by that residue before it reaches anything living.
We do it in the correct order and say so plainly. Surfaces are physically cleaned first, which removes the soil load and the majority of the microbial burden with it. Only then is the disinfectant applied, whether by fogging for whole-room coverage or by wiping for targeted high-touch points. Fogging is a coverage tool, not a magic one: it gets an agent onto surfaces evenly and quickly across a large or complex space, which is exactly what a manual round struggles to do.
That also means fogging is not a weekly subscription. A workplace that is cleaned properly does not need routine fogging, and selling it that way is selling a service the client does not need. It belongs in defined situations: outbreak response, handovers, reopenings, and spaces whose geometry defeats wiping. It gives good surface coverage, it deals with floors and horizontal surfaces well, and it is the practical choice for most workplace, school and warehouse applications. The trade-off is that surfaces are left lightly wet, so some materials and equipment need covering and the room needs time to dry.
Dry fogging produces a much finer aerosol that behaves more like a gas, remains suspended longer and distributes into voids, behind furniture and around obstructions that a coarser fog shadows. It leaves surfaces essentially dry, which suits spaces with electronics or sensitive contents. In exchange it needs a properly sealed room, a longer dwell, and tighter control of ventilation during the treatment, so it is less forgiving of a space that cannot be closed off.
Choosing between them is a function of the space, not a preference. A warehouse with high racking and no sealing is a ULV job. A sealed server-adjacent room or a fitted-out office with soft furnishings may be better suited to dry fogging. We assess the space, the contents, the ventilation and the available closure window, then recommend the method and state the reason in the quote rather than defaulting to whichever machine is on the van.
Most fogging calls arrive on a bad morning. A childcare room has had multiple gastrointestinal cases overnight. An office floor has had a cluster of respiratory illness and staff are anxious. A gym has had a skin infection reported. An aged care or disability service has a confirmed case and needs the affected areas treated before the next shift. In each case what the site needs is a fast, correct response and something in writing at the end of it.
The sequence is the same regardless of the setting. We confirm what is being responded to and which areas are affected, agree the closure window, remove or cover food, sensitive equipment and anything that cannot be treated, physically clean the affected areas with attention to touch points and any soiled surfaces, then fog to the agreed coverage. The area stays closed for the dwell period, is ventilated, and is released with signage removed and a written record handed over.
Gastrointestinal outbreaks deserve a specific note, because the organisms commonly involved are not reliably killed by every disinfectant on the market. Agent selection for those events has to reflect what is actually being targeted, and where soiling involves body fluids the response follows a spill protocol with the correct waste handling before any fogging happens. Sites needing that level of response regularly usually hold it alongside our biohazard cleaning capability.
Preparation is most of the job. Food, drink, utensils and open consumables are removed. Food preparation surfaces are identified so they can be handled with an appropriate agent and rinse step. Electronics, servers, medical devices, artwork, instruments and anything with an open mechanism are covered or excluded. Personal items are cleared from desks and lockers. Plants and aquariums are removed. Access doors are identified so signage covers every entry, including the ones people actually use rather than the ones on the floor plan.
Air handling has to be considered before the machine starts. In a multi-tenant building a shared system can carry aerosol beyond the treated tenancy, so mechanical services are isolated or set to the correct mode with building management involved. Smoke detection in the treatment zone is assessed because some detector types respond to a fine aerosol, and isolation is arranged through the site fire services contractor. Discovering that on the night, with a monitored alarm and a fire brigade attendance, is an expensive way to learn.
Release is a defined step, not a guess. The dwell period from the product documentation is observed, the space is ventilated, surfaces that need a rinse receive one, signage comes down and the treatment record is issued. Sites that also want the routine programme reviewed afterwards usually pair this with office disinfection services or a scheduled commercial cleaning contract so touch points are covered between events.
Some environments genuinely justify fogging on a planned basis rather than only in response to an incident. Gyms and change rooms are the clearest case, because equipment geometry, matting and locker banks create enormous surface area that no manual round can fully cover, and skin contact is constant. Schools and childcare centres in the middle of a winter illness season benefit from treatment during a term break when rooms are empty and the timing is free.
Large open industrial floors, cold storage areas and food handling warehouses are candidates where the area is simply too big for manual disinfection to be realistic inside a shutdown window. Fleets, bus and coach interiors, and plant cabins are another, because they are small sealed volumes full of touch points and awkward geometry. Tenancy handovers in commercial buildings are a fourth, where an incoming tenant wants the space treated before fit-out begins.
