Upholstery on the Northern Beaches means far more than the sofa. It means mattresses in bedrooms that never really air out, dining chairs living in a house where grit comes through the door daily, window seats and ottomans parked in full sun, and the occasional set of cushions off a boat on a Pittwater mooring. Ask what needs cleaning on the Beaches and most people say the lounge. Then we look at the mattresses and find the real problem. Bedrooms in the older blocks around Queenscliff, Dee Why and Narrabeen are typically single-aspect with one window that stays shut through winter, and the humid coastal air has nowhere to go. Moisture from a sleeping body — around half a litre a night — moves down through the mattress and stops at the base. On a slat frame against an external wall, that is where the speckling starts.
So we turn the mattress and look underneath before quoting, because the underside tells the truth about the room. Where it is early, the job is straightforward: dry vacuum through the whole surface, treat the affected zone, extract, then dry hard with air movers until the core is dry to the hand rather than the surface only. Where the speckling has come through the foam or darkened the ticking, cleaning is the wrong purchase — the mattress needs replacing and the room needs airflow, and no amount of extraction changes either.
The other half of a mattress clean is not visible at all. Sweat salts, skin cells, dust mite allergen and, in a beach house, a surprising amount of fine sand carried in on bedding all sit in the top few centimetres. Extraction removes that load, and with it the odour that usually prompted the call in the first place.
Dining chairs are the most under-cleaned upholstery in any coastal house. Fabric seats sit at exactly the height where sand from shoes and towels lands, and it collects in the buttoning, the piping and the join between the seat pad and the frame. At $15 a seat they are the cheapest thing on the list, so a set of six is usually worth doing while we are on site for a lounge or a mattress rather than as a call-out on their own. We vacuum the seams out first, extract the pads, and wipe timber frames as we go.
The forgotten pieces are the ones near glass. Window seats through Balgowlah Heights, bench cushions in the sunroom, and ottomans used as coffee tables all take heavy wear and heavy light at the same time. Bar stools in open-plan kitchens catch cooking aerosol as well. These are quoted individually rather than as part of a lounge suite, because their condition rarely matches the sofa in the same room.

What changes on this coast is how much water goes in. A humid house near the water holds moisture in foam and padding for hours longer than the same job would in a dry western suburb, so we run lower volume with more recovery passes and finish with air movement rather than trusting the room. Fabric protection, where it is wanted, goes on only after the piece is dry — applied over damp fibre it simply does not bond.
Access shapes the day as much as the cleaning does. Mattresses live upstairs, and a lot of the housing north of Narrabeen is split-level or set behind a long stepped entry, so equipment and hose runs have to be planned rather than discovered. Fabric protection is not waterproofing. It gives spills and damp sand a few extra seconds before they bond to the fibre, which genuinely helps in a house where the door is open to the beach all summer. It does nothing about salt in the air, nothing about ultraviolet, and it will not stop a red wine that is left overnight. We would rather sell it as what it is than as a shield.
And some pieces are past cleaning. Upholstery that has faded on one side from years of direct sun has weakened fibre, and extraction pressure will open seams that were holding on by habit — we hand-test before we start and decline where it will not survive. Mattresses stained right through, foam that has been repeatedly soaked, and mildew that has eaten into a vinyl coating all fall into the same category: the appearance improves a little, the underlying problem does not. If that is what we find, you will hear it at the quote, not afterwards.
