Most upholstery bookings out here are not for a sofa. They are for the ten dining chairs, the four bar stools at the island, the bedhead in the main bedroom and the mattresses upstairs — the soft surfaces a large house accumulates and nobody thinks about until one of them marks. A five-bedroom house at Kellyville, Castle Hill or The Ponds carries far more upholstered surface than the lounge. There is the dining setting, usually eight or ten chairs because the room was built for it. There are three or four stools pulled up to the island bench, which is where breakfast and homework happen. There is a bedhead in each of the main bedrooms, an ottoman or blanket box at the foot of the bed, often a window seat under the void glazing, and five mattresses. Booked separately those are trivial jobs; booked together they are one efficient visit, which is why we quote a whole-house run rather than a call-out per item.
Working through a house that way also changes the order of operations. We start upstairs with the mattresses and bedheads, because they need the longest to dry and the upper level ventilates best, then come down to the dining chairs and stools, which are quick and can be stood outside on the alfresco or in the garage while they finish. Nothing has to leave the property and there is always enough floor space to stage pieces properly, which is not true everywhere in Sydney.
A queen mattress from $90 is cleaned on the bed base, both sides where it can be turned, using an upholstery tool at a controlled moisture level. The point is not to soak it. What comes out is a combination of body oils, skin cells, dust-mite allergen and, in this region, a fair amount of fine airborne dust from either an unsealed driveway or a nearby estate build. Bedrooms upstairs in a double-storey house run warmer than the rest of the home and hold that load well.
Drying is the constraint, not cleaning. An upstairs bedroom with a window and the ducted system running is comfortable within a few hours; the same room in July at Glenhaven or Dural with the fog still sitting outside is not. We book mattress work for the first half of the day, leave the door open and the fan on, and are direct about the fact that a bed cleaned at four in the afternoon in midwinter will not be ready that night. If the schedule cannot accommodate that, we would rather move the booking than have you sleep on a damp mattress.
Ten dining chairs at $15 each is a small invoice for a job that changes how a room reads. Upholstered dining seats collect the things dining rooms produce — oil from hands and food, red wine, and on the back of each chair a greasy contact mark from shoulders and hair that owners rarely notice until the set is cleaned and they compare a done chair with an undone one. Each seat pad is pre-sprayed, dwelled and extracted individually, and the timber or metal frame is wiped at the same time.
Bar stools take more punishment than the formal chairs do. The island bench in these houses is the actual eating surface for most of the week, and the stools carry school bags, wet swimmers from the pool and a decade of breakfast. Their footrests also collect whatever came in on shoes, which in the acreage suburbs means clay. Fabric stool seats clean up well; vinyl and bonded-leather ones are wiped and conditioned rather than extracted, because bonded leather delaminates if it is worked wet.
Fabric protection is worth more in some parts of this region than others. On a property at Annangrove, Maraylya, Kenthurst or Glenorie with an unsealed drive, horses in the paddock and dogs coming through the house, soil arrives constantly and in a form that binds to fibre. Treating dining chairs, stools and an ottoman after cleaning gives you a window in which spills and dust sit on the surface long enough to be wiped off rather than absorbed. It is genuinely useful there.
In a finished estate street with a sealed driveway, no pets and adult occupants only, it is much less compelling and we will say so rather than add it to the quote by default. The other case where it earns its keep is a new build at Box Hill, Gables, Grantham Farm or Melonba, where construction dust will keep arriving for several more years — protection applied to a new dining setting there is a reasonable buy, and protection applied to a fifteen-year-old one is not.
Some things do not respond to cleaning and it is quicker to say so. A mattress with a collapsed comfort layer or a visible dip on one side is a structural failure, and no amount of extraction changes how it sleeps. Vinyl and bonded-leather dining seats past the point of flaking will shed further once they are worked over, not less. A bedhead in linen or viscose can water-mark permanently, so those get a dry compound method or nothing at all, and we check the composition before we commit to an approach.
Old urine or vomit that has reached the foam core of a chair pad or the interior of a mattress is the honest hard limit. Extraction plus an enzyme treatment will reduce the odour considerably, and on a recent event it will usually resolve it, but a mattress that has been saturated repeatedly over years cannot be brought back and we will not pretend otherwise. Where that is a child’s bed we generally suggest replacing the mattress and spending the cleaning budget on the bedhead, the ottoman and the rest of the room instead.

In a settled estate street with a sealed driveway and no pets, the benefit is much smaller and we will tell you to skip it. On a new dining setting in a still-building estate it is a reasonable buy.
We can wipe and condition them, but we will not extract them. Bonded leather delaminates when it is worked wet, and stools that have already begun flaking will shed faster after cleaning, not slower. At that stage the honest options are recovering the seat pads, which an upholsterer does cheaply, or replacing the stools. We would rather tell you at the quote than take payment for a result you will not like.
Sometimes. A recent accident responds well to extraction with an enzyme treatment, and the odour clears. A mattress that has been wet repeatedly over several years has the deposit through the foam core, and while treatment will reduce the smell noticeably it will not eliminate it. In that situation we usually recommend replacing the mattress and putting the cleaning budget into the bedhead, the ottoman and the carpet in that room.
