On a factory or warehouse roof, clearing a box gutter is a working-at-heights job before it is a cleaning job. The short version: get the operator off the roof if you can, and document it either way. An elevating work platform removes the fall risk rather than arresting it, and is the preferred method wherever the gutter can be reached from outside the building. Where the roof plane has to be walked, that means certified anchor points, an inspected harness, an exclusion zone below, and a rescue plan that does not depend on calling emergency services. Fragile sheeting, skylights and roof-mounted solar change the method again, and are the reason a site survey precedes the quote.
Because it is one. A box gutter sits between roof planes, which means the operator is on the roof, often near an unprotected edge, frequently on a surface that is slippery with wet organic debris, and sometimes above fragile roof sheeting or skylights. NSW work health and safety duties apply to any work where a fall is possible, and the control measures — edge protection, fall arrest, an elevating work platform, or a combination — have to be selected and documented before anyone goes up, not decided on the day.
It depends on the roof, and the choice is made at the site survey. An elevating work platform is preferred wherever the gutter can be reached from outside the building, because it keeps the operator off the roof surface entirely and removes the fall risk rather than arresting it. A harness and fall-arrest system is used where the gutter can only be reached from the roof plane, and requires certified anchor points, an inspected harness and lanyard, and a rescue plan that does not rely on emergency services. Fragile roofing changes the answer again and usually requires crawl boards or a platform.
Many warehouses and industrial facilities operate a permit system requiring anyone accessing the roof to be authorised in advance, with the work, the date, the access method and the responsible person recorded. If your site runs one, we complete it before attendance rather than on arrival. Where no permit system exists, we still coordinate access with the building or facility manager, because roof plant, live skylights, solar arrays and fragile sheeting are things the person who runs the building knows about and a contractor arriving cold does not.
Working at height is high risk construction work, so a Safe Work Method Statement is prepared before the job and available on site. It covers the access method and its controls, edge protection, anchor point verification, exclusion zones at ground level for falling debris, weather stand-down criteria, electrical hazards including nearby overhead lines and roof-mounted solar, and the rescue plan. On a site with a principal contractor or a prequalification scheme, the SWMS is site-specific rather than generic.
Accumulated leaf litter and bark in a box gutter is dry fuel sitting in a continuous line along a roof, directly against combustible insulation and roof penetrations. In an ember-attack scenario it is the most exposed ignition point on the building, which is why gutter clearing appears in bushfire-prone area maintenance guidance. On industrial sites it also matters year-round, because a roof carrying process exhaust, hot work below, or nearby waste storage has ignition sources a suburban roof does not.
A box gutter carries the stormwater from a very large roof area through a small number of downpipes, so it overflows fast. Once the water level passes the overflow weir it goes into the roof cavity rather than off the building — soaking insulation, reaching electrical runs and light fittings, and loading a ceiling that was never designed to hold water. This is the failure mode behind most warehouse roof water damage in Sydney storms, and it usually follows a season of uncleared debris rather than an unusual rainfall event.
Tree canopy exposure drives it more than anything else. A roof with overhanging eucalypts needs quarterly attention; a roof in an open industrial estate can often run at twice a year. Time at least one service to finish before the storm season rather than after it, and get a photo record each time so the trend is visible — a gutter filling faster than it used to usually means a tree has grown, a weir has shifted, or a downpipe is partly blocked further down.

It is supplied as a PDF suitable for facility management records and insurance, which matters because an insurer questioning a water damage claim will ask whether the gutters were maintained.
