Window dressings on this side of Sydney take punishment that inland suburbs never see: onshore salt air off Bondi and Coogee, hard reflected light over the harbour, and interwar flats with reveals deep enough to hold condensation right through winter. Within a few streets of the water at Bondi, Bronte, Clovelly, Coogee and Maroubra, the onshore wind carries salt indoors every time a window is open, and it settles on the fabric as a fine crystalline film. You notice it as stiffness in a sheer that used to fall softly, a grey cast that a wash at home only redistributes, and dust that clings where it never used to. Steam dissolves that film and draws it back out of the weave, which is why on-site steam suits a coastal strip better than a laundry cycle does.
The same salt is quietly eating the hardware. Aluminium tracks corrode, steel gliders rust, and chain drives seize on windows that face the beach. We wipe rods, tracks, gliders and the top of the pelmet as part of the job, because a clean curtain rehung against a dirty track picks the film straight back up. Where corrosion has gone past a wipe-down we say so — that is a replacement track, not a cleaning problem, and no amount of steam changes it.
Light is the second factor. North and east-facing windows across Vaucluse, Dover Heights and Tamarama collect direct sun plus a second dose bouncing off water. Polyester sheers weaken along the leading edge and lower hem long before the colour looks wrong, so we pull the fabric between finger and thumb before we start. A sun-rotted sheer can split on the rod under steam. If it is at that stage we stop and tell you, rather than handing back a torn panel.
The interwar and Art Deco walk-ups through Bondi, Randwick, Rose Bay and Bellevue Hill generate most of our curtain work. Casement windows, deep plaster reveals and almost no cross-ventilation add up to condensation on the glass most winter mornings, and that water runs down onto whatever is hanging there. The result is speckling along the bottom 200mm of a blockout lining. Caught early it responds to a targeted treatment before steaming. Where the coating on the lining has already broken down it will not fully clear, and we say that at the quote rather than after the invoice.
Paddington and Woollahra are a different proposition. The terraces run tall, narrow windows, often with interlined drapes, original timber pelmets and plaster cornices you cannot lean a ladder against. We work from low platforms and protect the architrave rather than resting weight on it. Interlined and heavily lined drapes also hold more water than a sheer, so those rooms take the full two hours to dry rather than the hour a light panel needs.
Green Square, Zetland, Waterloo and the newer Alexandria stacks are the opposite again: wall-to-wall sheers on recessed ceiling tracks, frequently motorised, in front of floor-to-ceiling glass that shows every mark. Those we clean on the track. Motor drives and recessed pelmets are worked around, never dismantled — if a stack has to come down to be cleaned properly, that is a job for the installer who fitted it, and we will tell you so.
Parking is the single hardest part of working in the Eastern Suburbs. Paddington, Bondi, Randwick and Double Bay are resident-permit zones for most of the day, Bondi Junction and the Double Bay village run two-hour meters, and terraces have no driveway at all. We ask at the booking whether there is a permit, a loading zone, a visitor bay or a basement space, and plan an unloading window around it rather than improvising on the morning.
Most tenancies here also share an entry, a lift and a bin room, which means access is negotiated with a strata manager or a building manager rather than the occupant. We handle that: the certificate of currency lodged in advance, the lift booking, the protective blankets in the lift car, and the sign-in on the day. Our equipment is chosen to fit a standard passenger lift, because a lot of the Deco stock has no service lift and no lift at all above three storeys.
Because setup and access are the fixed cost, per-window pricing drops sharply when several apartments in the same building book together. Sheers and light drapes start at $25 a window, lined drapes and blockouts at $40, roman blinds at $35, and a whole house of eight to twelve windows at $200. An owners corporation booking a block of Deco flats in one visit pays well under the single-apartment rate, and we quote those per building.
Silk and viscose-rich drapery is the clearest case. There is a lot of it through Bellevue Hill, Vaucluse and Woollahra — dupion, shantung, viscose-velvet blends — and it water-marks. A ring that was not there before the clean is a worse outcome than the dust you started with, so we do not steam it. We will quote take-down and specialist dry cleaning instead, or say plainly that the risk is not worth taking.
Shrinkage is the other one. Unlined cotton and older loose-weave linens can pull up an inch or two off the floor and never go back. Blockout linings that have begun to delaminate — that powdery flaking on the back face — get worse with heat, not better. And sun damage is permanent: a sheer gone brittle on a north-facing Coogee window looks no different after cleaning, because the fibre itself is spent. On any of those we would rather point you at a re-line, a remake or a replacement than take money for a clean that cannot deliver it.
