What curtain cleaning in the city actually involves

The Sydney CBD is a vertical postcode. Between Circular Quay and Central almost all of the residential stock is apartment or converted-office, and the commercial stock is tower floors, strata suites and serviced offices. That single fact decides how curtains get cleaned here. There is no driveway to park a van in, no laundry to hang panels in, and no realistic way to take a set of full-height sheers off a twentieth-floor rod, transport them, and get them back rehung the same day. Take-down cleaning in the city costs more in access and rehanging than it does in cleaning.

So the work is done in place. We bring portable steam equipment up in the service lift, protect the floor and any sill joinery, pre-vacuum the fabric to lift the dry particulate, treat marks and odour specifically, then steam both faces of the curtain while it hangs. Sheers and light drapes dry on the rod in about an hour; heavy lined blockouts take closer to two. Occupants can stay in the apartment or the tenancy while we work — nothing is disassembled.

City fabric soils differently from suburban fabric. Air handling runs continuously, which pushes fine dust through the pleats rather than letting it settle on the leading edge. Lift-shaft and corridor air carries a grey particulate that shows up first on the room-facing side of a sheer. Kitchens in apartments are usually in the same open volume as the living room, so cooking residue lands on curtains that are nowhere near the stove. And in older converted buildings the window reveals are deep and cold, which means condensation and, over time, mould speckling on the bottom hem of a blockout.

Working inside a CBD building

Access is the part of a city job that goes wrong, not the cleaning. Before we quote we ask three questions: who controls the building, what hours are we allowed in, and is there a dock or only a passenger lift. In a managed residential tower that usually means a certificate of currency lodged with building management, a lift booking, protective blankets in the service lift, and a window between about 9am and 3pm. In a commercial tenancy it more often means after 6pm with a security pass and a sign-in at the concierge desk.

We plan around all of it rather than turning up and discovering it. Equipment is chosen so it fits a standard passenger lift if there is no service lift available. Water is drawn and disposed of inside the tenancy, so nothing is carried through common areas. If the building requires a specific waste or chemical declaration, we provide it before the day. For strata committees and building managers we can quote a whole floor or a whole building at once, which is materially cheaper per window than eight owners booking separately.

Serviced offices and co-working floors are their own case. Those tenancies turn over constantly and the window dressings are usually roller or vertical blinds rather than curtains. Verticals get taken down slat by slat only where the track allows it; otherwise they are wiped in place with an anti-static treatment. Rollers are cleaned face and back on the tube. Either way the floor stays usable — we work one bay at a time rather than shutting a whole floor.

Fabrics, hardware and what we will not do

City apartments carry a narrower fabric range than the rest of Sydney, but a more expensive one. Wide-width polyester sheers, linen-look blends, block-out coated fabrics and interlined wool drapes cover most of what we see. Each is colour-fast tested on a hidden fold before any product touches the visible face. Coated blockouts are the one to be careful with: the acrylic backing can be softened by heat, so those are cleaned cooler and slower rather than faster.

We will tell you when a curtain should not be steamed. Silk and viscose-heavy fabrics can water-mark, some older linings shrink, and a curtain that has already delaminated will not be improved by cleaning. In those cases we say so and quote take-down and specialist cleaning instead, or recommend replacement if that is honestly the better spend. Motorised tracks and recessed pelmets are worked around, never dismantled.

Hardware gets attention too. City rods and tracks collect a grey film from building air that transfers straight back onto a freshly cleaned curtain if it is left. Rods, brackets, chain drives and the top of the pelmet are wiped as part of the job, not as an extra.

Do you need a lift booking to clean curtains in a CBD apartment?

In most managed city towers, yes. We ask for the building manager’s contact when you book and arrange the lift booking, protective blankets and any certificate of currency ourselves. In smaller or unmanaged buildings we simply use the passenger lift and bring equipment that fits it. Either way you do not need to organise access on our behalf.

Can you clean curtains in a Sydney CBD office after hours?

Yes. Commercial tenancies in the city are usually cleaned after 6pm or on a weekend, because that is when building access allows equipment through and when a floor can be worked bay by bay without disrupting staff. We sign in at concierge, work to the security rules of the building, and are out before the next trading day.

How long do curtains take to dry in a city apartment?

Sheers and light drapes are dry on the rod in about an hour. Heavy lined blockouts take up to two. Because CBD apartments are usually sealed and air-conditioned rather than cross-ventilated, we leave the air conditioning running on a moderate setting rather than opening windows, which is faster and avoids drawing street dust straight back into damp fabric.

Is it cheaper for a whole strata building to book together?

Considerably. Most of the cost of a city curtain job is access, not cleaning — the lift booking, the equipment haul and the setup happen once whether we clean one apartment or twelve. When an owners corporation or building manager books multiple apartments in one visit, per-window pricing drops well below the single-apartment rate. We quote those jobs per building.

Can you remove mould speckling from the bottom of blockout curtains?

Often, but not always. Deep window reveals in older converted CBD buildings cause condensation, and the spotting that follows sits in the fibre rather than on it. Early speckling responds to a targeted treatment before steaming. Long-established growth that has broken down the coating on a blockout lining will not fully clear, and we will tell you that at inspection rather than after the invoice.
